Office Cabin Rental in Dubai: Cost, Ejari and Who It Suits

An office cabin in Dubai is a small private room you rent inside a shared business centre, normally furnished and bundled with internet, reception and utilities. It comes with a tenancy contract you can register on Ejari, which a mainland trade license needs. Prices vary a lot by building and size, so compare the all-in yearly figure.

What you actually get

A cabin is a lockable room, usually between a small desk-and-cupboard size and enough space for four to six people, inside a larger floor run by a business centre operator. The room is typically furnished. The building handles the cooling, cleaning, security and a reception desk, and most centres give you some hours in a shared meeting room.

What you don't get is a whole floor to yourself, and that's the point. You're paying for a real office at a fraction of the cost of leasing and fitting out your own. If you want to see how this compares with a shared desk or a virtual address, our office cabin rental page sets the options side by side.

What it costs, and how to compare quotes

We won't quote one number here, because honest answers differ by building. A cabin in a prime tower costs far more than a similar one in an older part of town, and a four-person room costs more than a single desk-sized one. For rough context, ordinary Dubai office space has been quoted at around AED 100 to 180 per square foot per year in mid-tier districts at the time of writing, and serviced cabins cost more per foot because so much is bundled in.

The mistake is comparing headline rents. Ask every centre for the all-in annual figure, in writing, and check these lines:

Does the rent include electricity and cooling, or are those billed on top? Is the internet included? Is there a separate service charge? What's the Ejari cost, and who pays it? Is there a security deposit, and how is it returned? Ordinary leases often ask for a refundable deposit of around 5 to 10 percent of annual rent, and you want to know whether a cabin contract does the same. Two quotes that look AED 5,000 apart can end up level once these are added.

Ejari and the license angle

This is the reason many of our clients take a cabin in the first place. A mainland trade license in Dubai needs a physical office backed by a tenancy contract registered on Ejari, the Dubai Land Department's tenancy system. A cabin from a licensed business centre gives you exactly that, so it can sit behind your mainland license without you signing a full commercial lease.

Two things to check before you pay. First, the tenancy period must cover your license period, so a one-year license needs at least a one-year contract. Second, your activity must be allowed in that building. Some activities, such as those with storage or customer visits, need particular unit types or extra approvals. We confirm the activity first, then the cabin, never the other way round.

Who a cabin suits, and who it doesn't

A cabin works well for consultancies, trading companies that keep stock elsewhere, agencies, small tech teams and anyone who wants a proper address and a door that closes. It's a good fit if you'd rather spend on your business than on fit-out.

It's a poor fit if you need many visas. The number of residence visas a company can sponsor is linked to the size of its office, so a small cabin supports a small team. If you're planning to hire six people in the first year, ask for the visa quota in writing before you sign, not after. It's also a poor fit if you'll receive goods or customers all day; a warehouse or shop needs its own unit.

Questions to ask before you sign

Whatever centre you pick, get answers to these in writing. How many visas does this cabin support? Is the tenancy contract registered on Ejari in my company's name, and when will I receive the certificate? What happens to my license address if the centre closes or moves? Can I use the address for the trade license, the bank and the tax registration, or only some of them? What are the rules on signage, post and visitors?

A good centre answers all of that in a few minutes. A vague answer to the Ejari question is the one that should make you walk away, because everything else, the license, the bank account and the visas, depends on it.

A good test is to picture the busiest week of your first year. If everyone you'd have in that week fits comfortably in the room and the activity is allowed, take the cabin. If not, the cheaper rent won't feel cheap for long.

Common questions

Can I get a Dubai trade license with an office cabin?

For most mainland activities, yes, as long as the cabin comes with a tenancy contract that can be registered on Ejari and the activity is allowed in that building. We check both before you pay anything.

Is a cabin the same as a flexi desk?

No. A cabin is a private, lockable room. A flexi desk is a desk you use in a shared space, usually with a smaller visa allowance. Which one your license can sit on depends on the licensing authority and the activity.

How long is a cabin rental contract?

Usually twelve months, to match the license. Shorter terms exist, but a license normally needs a tenancy that covers its whole period, so a short contract can leave your license without a valid address.
